Water stain on the ceiling after rain
The stain is rarely directly under the leak; water travels. I trace from the inside out and find the real entry point before sealing anything.
Skylight cracked or leaking
Brittle from UV. Quick replace and reseal, cheaper than the ceiling damage it causes.

Central Valley–Specific Notes
Central Valley sun bakes EPDM and TPO membranes and turns lap sealant brittle fast — roofs out here need resealing sooner than the manual says. Delta humidity around Discovery Bay and Brentwood adds condensation under membranes that loosens the adhesive. Storage-lot rigs with no shade take the worst of it. I carry the right self-leveling lap sealant and membrane patch material, and I inspect the structure underneath, because a leak that's been going a season means wood damage, not just a wet ceiling.
Can you find where my roof actually leaks?
Yes. Water travels along framing, so the ceiling stain isn't usually the leak. I trace from inside and test the suspect seams to find the real entry before I seal.
Do you do full roof reseals?
Yes — every seam, vent, and penetration with the right self-leveling lap sealant. I'll tell you whether you need a full reseal or just targeted spots before I start.
Can you mount my solar panels without causing a leak?
Yes. Every penetration gets sealed correctly for the roof material. A bad solar mount is a common source of leaks.
My floor is soft — is that a roof leak?
It can be roof, slide-out, or plumbing. I find the source, dry and replace the damaged wood, and seal the entry so it doesn't recur.
